Earth-sheltered homes come to Hyderabad

The gated community project, The Meadow Dance, spread over 16 acres of land, will consist of 84 duplex homes that will bring the outdoors into every home.

Bangalore-based Total Environment Building Systems, an architect-led real estate design and development firm, has launched a residential gated community project, The Meadow Dance, based on the concept of earth-sheltered homes, the first of its kind in Hyderabad.

The project, spread over 16 acres of land, is coming up on Himayat Sagar Road near Rajendra Nagar, close to the Outer Ring Road on the outskirts of the city.

The Meadow Dance will consist of 84 duplex earth-sheltered homes. These duplex homes will be built in two sizes - 4,484 sq ft of built area on plots of 509 sq yards and 4,484 sq ft of built area on 800 sq yard plots. The price of the homes will be provided on request, based on the customisation component.

Each home will be partially set on the ground and the roof of each home - with a curved profile - will have an earth cover that is landscaped. The ground will be excavated so that the main house is set below ground level, leading to the formation of an atrium/courtyard to provide adequate light and ventilation.

Almost all space in these earth-sheltered homes either open on to or overlook the large central courtyard with a water body, while the living space (master bedroom and bathroom) in the upper level opens on to a terrace garden, thus bringing the outdoors into every home and taking the indoors out!

According to Kamal Sagar, CEO and principal architect of the company, "Living in earth-sheltered homes has been a practice for a large part of human history. But this concept is rarely seen and practised in only a few countries."

This method of construction, which takes longer than conventional building processes, is viewed by architects, engineers and the public as an unconventional method. Moreover, the technique is not commonly known and most people are ignorant of the process and benefits of this type of construction, says Sagar.

Admitting that the unique concept was rarely used before in large group housing projects, he said, "It is our attempt to make this concept work effectively for a larger number of homes as part of a gated community."

Sagar says the benefits of earth-sheltered homes include natural soundproofing, reduced rainwater run-off, less temperature variation, lower maintenance requirements and a harmonious blend with the surroundings.

The developer has secured all the sanctions for the project and plans to start work in a couple of months. The residential project will be ready for occupancy in three years.
