Housing complexes planned right next to Delhi Metro stations

Metro stations could soon double as popular housing destinations. The Delhi Development Authority has moved a draft proposal to the lieutenant-governor's office to start a housing project 500m from Karkardooma Metro station. The project - seen as the first example of transit oriented development (TOD) - will be a high-density, mixed-use complex with residential, office and commercial units.
Helmed by UTTIPEC (Unified Traffic and Transportation Infrastructure, Planning and Engineering Centre), the plan is to start as a pilot project over a 30-hectare plot located next to Karkardooma Metro station. The draft proposal, say sources, is under discussion. "The Master Plan for Delhi already states that redevelopment along MRTS could have higher density. The TOD concept takes this forward, and promotes the idea of a high-capacity transit corridor having a high-density development alongside," an official said. As part of the project, the land near the Metro station, which is part of the influence zone of 500m, will be developed as a mixed-use complex, integrated with the nearby Metro stations at Karkardooma and Anand Vihar. The official added: "The distribution of housing type will be as per the Master Plan, that is, 50% will be set aside for small dwelling units."
As part of the project, a traffic study is also going to be undertaken. Once the draft proposal is approved by the L-G, the TOD concept is expected to be replicated in other Metro stations as well.
The complex will not be a gated community. The reason is the plot, following transitoriented development norms, will encourage movement within the complex of pedestrians as well as commuters looking to catch the train from the station. The official said: "The plot will be a complete community with residential, office and commercial establishments within the premises. It would take away dependency on private vehicles as access to public transport is literally right next door."
For those coming to work in offices or shops located in the complex, the accessibility is expected to be the selling point. "Transit-oriented development is meant for urban densification, by using location-efficient, mixed-use development that will reduce our dependency on private modes while promoting nonmotorized transport," the official said. Senior officials said the draft had been appreciated by the L-G's office. However, with the Metro planning the Mukundpur-Yamuna Vihar corridor as part of the Phase III along the same location, the project has been delayed.
