| The
following persons are eligible to invest in immovable property
in India:
1. All Indian citizens
2. A Person of Indian origin (PIO)
• who, at any time, held an Indian passport
or
• was himself/ herself a citizen of India
or
• whose father or grandfather was a citizen of India
3. International Funds & Companies (FDI), subject to certain
Government Regulations.
Exception
• Citizens of Pakistan, Bangladesh, Sri Lanka, Afghanistan,
China, Iran, Nepal or Bhutan are not eligible to invest even if
they fulfill the above criteria
Note
A PIO can sell immovable property only to a person
resident in India, while an Indian citizen can sell immovable
property to any eligible person i.e. an Indian citizen or person
resident in India or a PIO.
